Master planning & urban design

Master planning and urban design

Precinct and site master plans that weigh context, heritage, movement and community, and turn large sites into places that work.

In short

JAM Architects prepares master plans and urban design for precincts and large sites across Melbourne, Geelong and regional Victoria, including The Mill in Newtown (about 3 hectares), East Brunswick Village (about 3 hectares) and Whitehall Street in Footscray (over 13,000 m²).

Plans that make places

A master plan sets the rules a place will live by for decades: where people walk, where buildings rise, what is kept and what is new. We consider environment, demographics, planning policy, heritage, amenity, transport and infrastructure together, so the plan holds up as it is built in stages.

At The Mill in Newtown, our plan keeps the heritage facades, chimney and sawtooth roofs of the Returned Soldiers and Sailors Mill, adds terraced new buildings, streets and arcades, opens public access to the Barwon River escarpment and hides parking below.

At Whitehall Street in Footscray, a new mid-block pedestrian link through a former car-parts factory site connects the Arts precinct to the surrounding residential streets.

Questions

Asked and answered

What does a master plan include?

Typically the site layout, building envelopes and heights, uses, movement and access, open space, heritage strategy, staging and the design principles each stage must follow.

Do you prepare master plans in Geelong and regional Victoria?

Yes. The Mill in Newtown is led from our Geelong studio, and we work across Victoria.

Can a master plan include heritage buildings?

Yes. Our plan for The Mill retains the heritage facades, chimney and sawtooth roofs and builds the new precinct around them.

Do you also design the buildings?

Usually, yes. We often design the first buildings on a site we have master planned, as at East Brunswick Village.
